Construction of a new 9,495 SF 2-story steel building located near historic Gruene in New Braunfels. The mixed-use retail shell is to be finished out by tenants according to their needs upon leasing, with retail on the ground level and office space on the 2nd floor. Scope of work to include utilities, building pad/foundation, two-story metal stud framed shell. Interior finish to include gyp at stairwell and mechanical room, and installation of an elevator and fire alarm system. Exterior scope includes mixed storefront/stone, flat work around and leading to the parking area, parking with wall at the back of the parking to provide privacy for adjacent residents/future development at adjacent property, parking lot and landscaping.
